What is a Qualified Intermediary? A 1031 Qualified Intermediary (QI) is a person or company who facilitates Internal Revenue Code (IRC) section 1031 tax-deferred exchanges. Under §1031, the exchange of qualifying, like-kind property may defer the recognition of capital gains due upon sale, and therefore defer all or some of the capital gains taxes otherwise due.

Landlord Assistance Program - Greenville Housing Fund
Due to the impacts of COVID-19, landlords are struggling to pay their mortgages and assist tenants with rent payments. The majority of landlords operate one or two units and do not have the reserves to support themselves and their tenants. In partnership with Community Works Carolina and Greenville Housing Fund, the Landlord Assistance Program will provide monthly rental assistance of $1,000 per month or up to 100% of the monthly rental to cover rent incurred between March 27, 2020 and December 1, 2020 for a maximum period of 9 months. Landlords may apply on behalf of their tenants, so long as the tenants consent and provide necessary documentation.
Master Lease with Rent Guarantee - United Housing Connection (UHC pays the rent!)
The master lease program is a pilot program that has several components including:
*UHC engaged in a? long-term lease (2 to 5 years) with a property owner for a block of units
*UHC assumes tenant management responsibilities under sub-lease terms and would lease the units to low-income families and individuals experiencing barriers preventing them from obtaining a lease on their own
*UHC would provide case management and a rewards program to encourage maximum housing stability and self-sufficiency
*Property owner insurance program -- UHC will be able to assume some costs of repairs to units
